Be careful out there....some of the new builds are not comparable to the old builds....many of the newer ones are all siding, no brick, no light fixtures or ceiling fans...just LED recessed lighting...no doorbell, no garage door opener, no attic stairs, one piece tubs, vs tiled baths, no landscaping, no trees, and on and on....they've taken out virtually every single cost.   

As an LP myself, who will likely get flushed on a deal with a syndicator, I believe that this industry needs a bright light shined on as many operators and capital raisers as possible.

That causes the light switch to flip and they go back to screaming.

Maybe you do a light rehab and raise rents.

This vapor barrier may be a dark blue or black color, and should stretch along the entire underside of the manufactured home.Inspect the vapor barrier to be sure that there are no signs of sagging, rips, or delamination.

Zillow thought their analytics were good enough a few years ago, so they bought a bunch of properties from motivated sellers, did light rehabs and tried to sell froa profit.

Hey Shelby - You are correct, turnkey properties don't get the lime light like flips / brrrs get in general within the BP community. 

Was it a high end or a  light cosmetic rehab?

If it were me, I would start with an agent and then look for an inspector who might do a "light" inspection for a fee.Matt
