One, expected, but arose sooner then expected, was re-piping the house due to the old galvanized pipes causing low water pressure & continuous leaks that were needing to be repaired. 

I have a few questions about handling this situation:- should I hire and pay for a plumber to go into their unit to cut open the ceiling and identify the source of the leak? 

I strongly recommend not getting a refrigerator with a water hookup they often leak and damage the floor or the downstairs unit or attract mice to the source of water.

. - New tenet fees - Small toilet leak (should’ve barely changed things)After those bullet points, no explanation for low cashflow. 

They do sell exhaust fans that turn on automatically upon detecting moisture.

I know that I could save some money by continuing to manage the property on my own, however, I have concerns about being out of state and not having eyes on the state of the home (leaks, damages, etc.) and of course, parties.

List of things to fix:Clean house, Carpet replacement, Floor patch up, Interior Painting, Bathtub recaulk, water heater replacement, leak check, small dry wall cut and restore, Roof fascia repairThank you.

The living room ceiling was leaking and fell through.

Roof leaks just suck because water damage is generally "bad." 

Leaking toilets not installed properly, gaping hole in roof, holes left in siding, tile laid incorrectly which will need to be replaced, not installing the back splash properly.
