I am trying to purchase a mobile home park that is already in a system of Mobile home parks that profit 87 percent for the last 15 years.

We track the stats every year and last year there was $28 Billion in seller financed paper recorded across the U.S.

We keep telling ourselves "this is the last one" then decide to do it again.

AND prices have come down a bit in the last few years.Get a good grip on your personal spending and CUT BACK on everything for a couple of years.

It only has positive cash flow due to concessions by the seller that will last about 2 years.Property values have seemed to drop in that area, so I'm doing something different by requesting a reassessment of my property taxes.

The seller said this is in a gentrified area so there's potential to rehab this effectively and get a high payout as shown in the last comp.

We recently relocated to Phoenix last summer and I'm starting to look for recommendations for local credit unions here in Phoenix which are trustworthy, low rates, personal touch, easy/simple to work with, etc. 

The last one I dealt with for the past two weeks, is a large corporate cash buyer that just admitted that they need 90-180 days to close on a deal!
