And what is your price point and are you looking for turn-key properties or something along the lines of a "fixer upper"?

@Vincent WeselakIt’s a good idea to get an estimate for your insurance costs upfront since this can vary based on the property type and location, and it’s a key factor in evaluating your cash flow. 

out of 100 HML maybe 5 do new builds.. and zero will do loans for someone with no experience so that is going to be the key if you have experience or not.. if not they then like to see an experienced GC on your team. 

@Stephen PattonStarting in real estate can feel overwhelming, but breaking it down step by step is key.

I agree that Tampa is not the worst (yet) but I believe we are trending in that direction.

As for evictions, here is a tip from the one "cash for keys" move out we've had: don't be afraid of a little vacancy; a prospective resident with every red flag flying proudly in the wind is not a good match, even if you're new to the MTR game (as I was :) ) 

The key is going consistently and talking to as many people as you can.
