Long answer is that if this is within US jurisdiction they will have to get a judgement in court for the amount first, then they can apply to have it as a lien on your property.  

Not trying to rain on your parade, just telling you what you need to hear vs want.

In Virginia I would submit a suit for unlawful detainer to get a judgement against both the parents and the child (essentially an eviction).

Every time it rains the ceiling leaks inside as well.

In my last eviction the sheriff deputy told me that once I got the judgement I could not enter the property without express permission from the tenant, that would be considered "Self help eviction".

The lawsuit cannot usually reach the property value that is included in the loan, so this makes the prospect of taking the asset much less attractive to seize.Additionally, as a side note, if you have multiple properties with high equity, placing them in a single LLC is usually not advised, as a judgement on a single property can then reach the other properties if they are all owned in the same entity.

Metal roofs are amazing.. though not as many down here as you'd expect given we get ~50 inches of rain per year and go through roofs like crazy. 

I would explain how a judgement against them adds to the amount with court costs and then interest on an unpaid judgement and that collections could involve wage garnishment etc.

I just owned a property in Pittsburgh area, I noticed there is the side of the basement that has water standing after several days of rain or heavy snow days recently.

Weather wise you can find hot dry deserts (Amarillo) all the way to very humid rain forests (Lake Jackson, south of Houston).
