You can probably try this yourself with a letter or maybe even a phone call.If that doesn't work pay an attorney $400 to write a letter.

Some PMC's will charge a lower percentage fee, but will charge it whether tenant paying or not.

You could also sell it to rent to own, take a downpayment from it, and keep title open until the pay their part and re-assume title if they cannot convert.
