She was told by our local power company, PPL, that our meter base needed to be upgraded, THEN they could put her meter in (there was no meter in her unit because the previous tenant moved and it has been unoccupied for a few months).

I suggested to her that she do exactly what you said and open an interest-bearing account in her name and put the security deposit there, so that it is separate from her other accounts.

@Anthony Blanco: I think inherently underwriting a deal is hard and will never be streamlined.That being said, any model can be used for a quick and dirty model just to see if the deal generally pencils before you dive in more.I love the Adventures in CRE models.
