Second most important thing is can they tell me the quality of tenant I will be renting to.

High price for low quality service.

I know you can’t predict this but I try to get quality purchases which helps.

I did a survey last year and spoke to 8-10 lenders and they all said they wouldn't add extra value to the property based on it being a working STR.You need to check comps of other mobiles in the area of similar quality and price it accordingly.

I think their quality has taken a nose dive and many new ones give out in the first year (happened in 3 different cabins I have now).

But it can be done.I only recommend investing if you can find a quality property manager, one with at least ten years experience managing hundreds of rentals and really good reputation.

This way you can easily refinance in a short time frame after closing and capture the equity you are obtaining from getting a property at such a quality price.
