Put down a $15 indoor/outdoor carpet and maybe a few shelves and it will be perfect!

Hello BP community, I want to create indoor/outdoor micro sports facilities by purchasing or leasing dilapidated buildings and lots and transforming them into member-based soccer facilities.

I've also seen laser tag, indoor amusement centers, and large churches taking over retail space.

I've had tenants burn down enough houses without the use of an indoor fireplace lol.

Dogs SHOULD be kept indoors as I'm vehemently against dogs being left outside chained up and would never allow this. 

He also wants to put some indoor/outdoor carpet in an unfinished basement area that has the laundry and a shower/toilet.

Also, always change the evaporator coil (indoor coil) when installing the new condensing unit (outdoor unit) or face the wrath of the manufacturer, come warranty time, they like a matched set, with paperwork.......or,..... maybe you choose a guy that works for a guy, he screws up the install, pulls no vacuum, leaves the undersized line-set, old evap coil, then you pay more money for a reputable company to come out and right the wrong.I REALLY, REALLY, wish people would focus more on the IDAQ, utility costs and comfort of the tenants, vs the color of the damn walls and floor type.

There is value to peace of mindI am willing to invest out-of-state -- in fact my research is suggesting I might have toI want my portfolio holdings to grow in door numbers as I mature as an investerI LOVE the concept of BRRRR to keep that capital available and working to expand a portfolio, but am not confident that's the best place to start outThx - Dan
