There were many many more inappropriate actions as related to financial transactions and record keepingThey also mixed funds by lending to other funds and then draining our principal in paying interest to themselves and other funds.

Our rental is owner-occuipied, so I'm really just thinking about 1) fee for pet that is not on the lease (we allow pets), 2) fee for trashing/not cleaning up the common spaces (yard/stairwell) 3) fee for storing items in utility rooms/inappropriate places outside the unit.

And really if cost/fees are a factor in this decision for someone, its not likely that person has a high enough net worth to warrant these protections.BTW - this came from a top real estate attorney and cpa firm with extensive experience in asset protection for high net worth individuals - he's not going to recommend something overkill or inappropriate just to make an extra $300 bucks.
