It is very high humidity and around 100 degree outdoor.     

Our thermostat (Emerson Sensi) sends me details like humidity etc based on preset alerts.

I figured the inside would be a bit humid since we're in the midwest.  

If the caulking is newer and going moldy, then talk to the tenant about humidity issues. 

Also, I understand that the presence of mold doesn't always result in binary answers - given the humidity in GA there's always *some* mold in the air.

In northern areas, or where it is very humid, it is a much bigger deal than say in the the Dallas, TX area, where it doesn't get "that" cold (normally or for long spells) and it is not really that humid compared to places along the gulf or East/West coasts.Hope that helps!

actually it seems to be taking more than an hour to dry completely. probably depends on the ink, air temperature/humidity. if i was in a hurry, i could probably carefully cover the ink with some clear packing tape.

But you have to do something to get the humidity down so the framing can dry out.  

There is more to consider than the average person may understand....especially in Florida where the greatest part of the load on an AC system may actually be humidity (water vapor must be condensed out of the air before the air can be cooled below the dew point).For what it's worth...David J Dachtera
