There are many positive ways to generate leads but, in my humble opinion, nothing beats Door Knocking.

I don't think agents should open-carry, and here's my humble opinion from experience:I grew up in a suburb of New Jersey where violence was glorified.

Stay humble.

In my humble advice,  never try and save $500 that could cost you tens of thousands later.

The only part that I can see some deal is humble and spring, but you need to be very careful 99% of them dose not work for the investor.

I have one house and am working on closing on number two (which I purchased on Auction.com), so also a beginner.Some humble advice:  1)Spend your time deployed learning.

@Jake Delosreyes the San Diego market is hot so buying a turnkey SFR is not the best use of your dollars in my humbled opinion.

This will put you in places like: Katy, Cypress, Tomball, Spring, Humble, Huffman.Check out the Greater Houston Partnership's website for some great information on the economy and demographics too.

In my humble opinion you're better off spending money on personal swag (hats, shirts, pens, bags), etc.
