I remember when I was starting out, deal analysis felt like trying to solve a complex puzzle without all the pieces.

I was already well into the remediation policy after Helene on 4 units, now picking up the rest of the pieces.

After buying and selling multiple pieces of real estate, we still own a house hack (somewhat unconventional approach with a carriage house & primary home), but we love the flexibility it affords us. 

Option 2 is bad because for an investor to what a piece of equity, they want a return.

Be careful out there....some of the new builds are not comparable to the old builds....many of the newer ones are all siding, no brick, no light fixtures or ceiling fans...just LED recessed lighting...no doorbell, no garage door opener, no attic stairs, one piece tubs, vs tiled baths, no landscaping, no trees, and on and on....they've taken out virtually every single cost.   

Essentially a land flipper is actively seeking out properties to buy for a bargain and then aggressively marketing the piece of property to turn a profit.The flipped land can be sold for cash, but more commonly, flippers make money by offering the buyer financing and allowing them to pay the land off over a set period of time, with interest.

One of the hardest pieces in starting out is finding a mentor that is already doing what you want to do or are trying to do.
