Like mentioned it's also beneficial to keep up to date with what's happening in the area your STR is located, and make sure the decision makers are aware of hosts and what they bring to the community.

Occasionally I catch some cleanliness issued that I am not satisfied with which I believe is due to variability in attention to detail between people on their crew, or lack of training and familiarity with my property.I've seen mentions of the value of post cleaning pictures from hosts on other forums.

Once you build it correctly, you can offer it to other investors as a service.

You can often get better rates with a national lender, but the customer service is non-existent, communication probably sucks, they may ask for the same documents multiple times, etc.

You're running a business...you are not a social services provider. 

Have you reached out to any social service organizations that might be able to provide tenants to your property?

We had a wash & fold service with pickup & delivery, which added complexity to the operation.

I would be very careful in working with a 1031 Exchange Qualified Intermediary that provides ("sells"0 replacement property solutions as part of their services.
