Landlords that want to make money do not replace things because they get dirty they roll up their sleeves and get cleaning.

I also have a couple great ideas up my sleeve that I would be happy to share with this proposed group, but that I won't be posting on any blog!

Many would argue that you'd have to locally manage and roll up sleeves to deal with highest cash flow markets.

@Don Miller, it's been incredible to see the state and federal pull together and roll up their sleeves and do the work.  

Roll you sleeves up and get involved.

If they are not real thus partical board (or plywood-either way it's the same point) with a wood sleeve/cover he is right.

So that's just one tidbit up my sleeve.  

Brandon Turner I am sure you are already the MASTER OF THE DEAL. . . and this is a good discussion, and here is my 0.02 from a noob RE investor& dealmaster:We all negotiate to get through our daily interactions, be it bosses, spouses, friends. . . . . . and even though I wear my heart on my sleeve.

I ran 3" PVC sleeves and then ran a continuous 1" poly through the sleeve to each unit and hooked in at main water valves.

One down tree and I’m out 2 months of rent if it’s a tenant can’t can’t roll up their sleeves and chops some firewood for themselves.
