The cycle time sounds like it is 6-9 months, but the upside is being able to publicly solicit materials that are approved; which is a HUGE benefit to people that are already doing a lot of networking on message boards, fundraising sites, etc.

Basically what we do is we create an LLC or partnership to fundraise for real estate if it's residential in nature.
