I believe most agents/brokers will want you to sort out your financing first, but I think lenders will want you to identify the property first - seems like a chicken/egg situation.

It's the chicken and the egg problem you are dealing with.

It's a chicken and egg thing.In order to do a 1031 you must have your qualified intermediary in place prior to the closing of the sale as everyone said. 

Does she carry insurance for liability when it bites someone or kills the chickens?

Know the difference.Would you want a tenant with ten ESA chickens?

If I were to give myself advice 3 years ago when I started as an agent it'd be stick to a schedule, don't be afraid of no's, have a budget, don't count your chickens before they hatch, and just work your butt off.
