Knocking for flips definitely works but it's a little bit difficult because we are looking for houses that have enough equity and maybe distress that allows them to forgo some of that equity. 90+% of people WON'T be in that situation.

Good luck finding a motivated seller willing to forgo profits although 1 out of 500 it happens still. 

Kudos for going to the auction and networking.In general, auctions are not for beginners as there are many risks such as not being able to visit the property, unknown liens and most counties require a payment either immediately or within a few days.

@Jeremy Chaser - You need to look for off market deals in my experience to get the cashflow you're looking for. Go
