They look so nice beside the rough finish but I have done it in many projects..the only problem is cleaning abit and have to shave to make smooth in the areas where you put the outlet covers.* 4x4" tumbled travertine around 3.5-4$ per sf* 6"×24" leadger panels around $5-6.5 per panel (sf)Both i think usually less expensive than the mosaic sheets unless you got a deal on them that different story 😉Good LuckNote: pictues are taken from my projects !!!

 $120K All-in - $60K Rehab - Holding Costs - Closing Costs = $60K MAO (Purchase price) less Holding and Closing costs.Ok now that I spelled that out let me comment on your deal.You should always include what type property you are looking at.

So things like overhead lighting, plenty of outlets, and ample closet space in my mind make a big difference as well.Depending on the rental pool and where it is in the country, central air might make a difference as well.

(receptacles)In every kitchen, family room, dining room, living room, parlor, library, den, sunroom, bedroom, recreation room, or similar room or area of dwelling units, receptacle outlets shall be installed in accordance with the general provisions specified in 210.52(A)(1) through (A)(4).From the NEC Handbook-“Receptacle outlets are to be installed so that an appliance or lamp with an attached flexible cord may be placed anywhere in the room near a wall and be within 6 feet of a receptacle, minimizing the need for occupants to use extension cords.

With this only being 10 days into your agreement and it sounds like there may be an issue with the electrical outlet, which would need to be fixed prior to renting it again, my recommendation is to try and work it out with the tenant for the remainder of the month and see how everything goes before giving notice.

@Eddie SorrellIf those market rent #'s are correct, I would clearly explain this to them, and then recommend that you offer to do some minor upgrades to the units for those existing tenants.Put up a fresh coat of paint on the walls, pay for carpet cleaning (if there are carpets), do minimal upgrades to the lighting fixtures, and maybe even throwing in some USB outlets -all relatively inexpensive upgrades to your units that will help force appreciate the rent, even if they decide not to stay.

The inspection failed first time because of a vent that wasn’t covered, a couple of non-grounded outlets, and some chipped paint.
