But yes, a landlord can be fined for the acts of the tenants and you can have a clause in your lease that states that you will in some fashion make the tenant reimburse you for those.

That is important to address in a mature fashion as the entire exit here is based on financing and if the appraisal doesn't support the sale price the buyer has to come out of pocket for the difference or not get the loan.

You get the benefit of having the work completed in a timely fashion, and not have to pay for work not done.Assign payment penalties to the phases... as they are smaller, the contractor can focus on that phase, complete it, get paid, then move to the next one.
