I was referred to Hospitable on another post and want to use them.I am struggling getting set up on Hospitable to start self managing property. 

Hi John, Notes are usually performing well during high interest rate environment because the reward/risk favor the lender (you), however when I am referring to syndication here, I refer to equity investment (not debt investment) like you mentioned above.During low rate environment, equity investment usually performs well.

This is what can go wrong when you have beginners wholesaling who have no training in real estate, no experienced managing broker to go to for advice, no license, no E&O insurance, no knowledge of how to avoid scams, no regulatory body to answer to, no relationships with other quality people in the industry like title companies, lenders, contractors that they can refer to help people, etc.

I have some great agents, contractors, property managers, and attorneys who I can refer you to!

I was referred to the lender by numerous agents and and investors in the area.

I also completley share his advice on a bias for action.If you are interested in a good book reference with checklist like models, check out "The Perfect Investment" by Paul Moore and "The Book on Investing in Real Estate with No and Low Money Down" by Brandon Turner, both also available in audio versions.
