If I may, in your experience, is this difficult to accomplish with a HELOC already established?

It is pricey and a little hard to make the numbers in my experience, but it is a vast area (S FL in general) so I am sure there are pockets where it makes sense. 

In addition to property sourcing, I require an agent who can negotiate effectively on my behalf, ensuring I secure the best possible deals.If you have experience in identifying distressed properties or working with real estate investors in Florida, I would love to connect.

My former experience has been with LTR and I'm currently focused on STR in E TN but interested in learning other useful strategies and expanding markets in later deals. 

Besides immediate friends and family who know me, how do I market or introduce myself as a new agent with no experience.
