The actual insurance premiums in PA are regulated by the state with some exceptions (most notably approved attorneys).

Some states there are exceptions. 

Money Back claims are easy - except when you are asked for the money back then the excuses start.We bought into one that is well known and is actively soliciting new members several years ago and found it to be a total waste of money - generic material, generic advice and support that vanished when we did not see the results they claimed and asked for some additional assistance. 

. - The commercial property is in an LLC, we get K-1s from the LLCs taxes every year showing that the LLC pays for the expense and is cashflow positive; except for the deprecation we take :) I plan on buying a new primary residence in the next 1-2 years and want to know if I need to have the commercial loan adjusted so that its no longer personally guaranteed.

There may be some exception if you previously identified that tree as dangerous/sick/etc and brought it to the owners attention.

There are a handful of lenders that do not have this requirement or you can request an exception if you have compensating factors.

I foreclosed on the other 3, one is going to be a flip.It is quiet often with no properties on auction( redeem at the last minute); except land. 

There are some exceptions to that as I mentioned that have been done in the past, but again that would be through an escrow account, etc.
