What are the legal points I need to know about getting a “finders fee” or being a “bird dog”?

After 24 hours we told her she needs to get there before animal control takes the dog.

I am generally reluctant to sell a property, they have all taken some effort to get decent returns and why give that up unless it is going to be a dog moving forward.All the best! 

If I'm able to speak with the guest, I may make an exception; for instance I may allow them to bring a larger dog than the 50 pound size limit that is listed.
