Matthew, Likely going to be difficult to find a bank that will hold a checkbook IRA LLC account and pay a rate.

This tells me two things: Obtaining a variance will be more difficult because there are already policy considerations in place intended to reduce density & (2) There is clearly an over supply of rental units in this area otherwise the overlay would not exist.

But please keep in mind Irvington is a city that has extremely wacky laws for landlords, thing like rent increases can be extremely difficult.

I don't like them because a) they make lousy coffee  b) the pods are wasteful (I know you can buy reusable pods but imagine how often they get accidentally thrown away) c) they are notoriously difficult to keep clean. 

How you manage the investment determines the returns, and you don't have a track record to show that you can manage well.It's possible, but it's going to be difficult.

I know from experience financing additional tiny homes (not sure if you're looking to do this) can be difficult without having someone that has previous ground-up construction experience.

robert  not sure about you but I find it pretty difficult to sell one off new builds without the help of a RE Broker which is what RTR is in those situations..
