@Anthony Salazar I would suggest having a conversation with the tenant. during the 1v1 dialogue you can share with them that you are looking to raise the rent closer to market value and share with them a timeline in which you plan to do so.

Heres a good way to find it rather than scanning the whole IRS page: Hold down "Control" and "F", and  a dialogue box will open usually towards the upper right hand part of your screen.Type in the four words Independent contractor or employeeIt will show you 4 hits for that exact phrase, and you can clikcm the down key to find the one wea re discussing.

We have been networking in Florida, Arizona and Indiana (somewhat) but always feel like we are missing one person in the equation - either a rockstar agent, contractor etc.We have two excellent lenders and a handful of good property management options but are looking to network and trade contacts/ideas with other investors who may have great realtors/wholesalers.We are open to partnering with the right people as well.The main goal here is just to start a dialogue with anyone who would be interested in having a conversation, whether that be a rookie, veteran, agent, contractor etc.
