First Time Providing LOIs

Hello,

My name is Nick Aja, and I am local to Dallas. I currently run a Short Term Rental in a SFH that I own, just south of The Bishop Arts District.

My goal for 2022 is to pick up at least one commercial multifamily complex in Oak Cliff. I'd like a property between 5-20 units as a start.

I have ZERO experience submitting LOIs, talking with lenders, and really just about anything related to attempting to acquire a commercial MF property. I am done sitting on the sidelines.

I have a few properties that I would like to submit LOIs on, but they are all Off-Market. Where should I begin with this adventure? Do I need to connect with a local broker as well as a lender before I go about sending in an LOI?
