There are some engineer hardwood floors for cheap at lumber liquidaters or floor decor. 

Little extras when I am servicing a unit anyway (like a new toilet seat or faucet or porch light unexpected), greeting cards at holidays, common areas decorated for the season or trimming a tree, weeding, etc. without being asked.  

Decorations the kids like on their walls will need to be removed on leaving.

I would never assume any decorator type stuff was included...

Easiest staging is to have great tenant that has nice decor and ask if you can take a photo of that room.Is this for a House or Apartment..You could call a stager and get prices.We staged a house, didn't touch the bedrooms.

Maybe not REI related, maybe she likes decorating, staging, doing the numbers etc.

Get all the junk out of the yard (small bushes, playground, decorations, etc) so that it's easy.  

Anyone work with an interior designer/decorator in the western/central Massachusetts area they can recommend?
