Most improvements will be just cosmetics such as flooring, kitchen(cabinets, countertops etc.), lighting etc.

However, my property still needs another bathroom remodel and a kitchen countertop.

Replacing kitchen cabinets and counter tops to not only look professional, but to also do so without spending an arm and a leg. 

They are not desperately in need of being refinished, but they definitely look worn.2) Update the kitchen by adding some new cabinets, replacing the appliances and doing a new (composite) countertop.

In my own house, my one access point is under the basement stairs and out travels through the floors, kitchen countertops, and sometimes even the exterior walls.

Definitely recommend a buy/hold or a mild value add like new counter tops, etc.

Hi Biggerpockets Team,I am renovating my house and studio unit and am in need of good cabinets and counter tops.So far I have talked to a few vendors that deal with custom to RTA style kitchen cabinets and they are either way too expensive or the quality was sub-par for a primary residence.I also looked at a couple of countertop vendors and quartz counter tops are expensive!

A good chunk of items will have to be estimate/not exact because they don’t know what cabinets, flooring, light fixtures you’re using so there’s now way to be penny-precise on that but they should have some pretty good estimates as to what granite countertops, flooring, cabinets are going to cost you.
