Generally, the coverage of the Title Company policy will state; “The coverage of this policy shall continue in force as of Date of Policy in favor of an Insured after acquisition of the Title by an Insured or after conveyance by an Insured, but only so long as the Insured retains an estate or interest in the Land, or holds an obligation secured by a purchase money Mortgage given by a purchaser from the Insured, or only so long as the Insured shall have liability by reason of warranties in any transfer or conveyance of the Title.”

Maybe don't say "I'm new to investing" instead say "Hey I'm new to investing in this particular market and I'm ready to build a presence here" That statement conveys a lot and it's not exactly a lie even if you have no other properties elsewhere.

If you own the property by yourself and you are the named Insured under the policy, conveying it to an LLC that you do not own by yourself may result in the LLC not being an Insured under the policy.

Some of those make sense to me but I truly have to believe that if a broker is selling a property where they're claiming opportunity on the upside, etc that somethings not right or just not being conveyed in a transparent matter.

Again, let me emphasize don't worry too much about it as it is an edge case.The focus I was trying to convey, and ended up doing rather poorly I must say, was that low cap rates are not necessarily a bad thing.
