Columbus, Ohio is a great market to consider if you're leaning towards appreciation.

I would lean toward option 2.

I prefer just and additional “utility charge” and it’s usually close enough and I prefer that convenience. 

I'm willing to be a little ambitious, considering up to quads that need light work, but my wife is leaning pretty hard on wanting a turnkey SFH.

Then start finding properties and I would encourage you to lean towards finding less riskier versions of that strategy at first and get your feet wet, and after you gain some experience you can start evaluating different options and offshoots. 

While I tend to lean toward building rapport early, I also understand that not every seller needs or cares about that.That said, I do think there are some sellers who care about more than just the money, they want to feel appreciated or comfortable with who they’re selling to.

Or if there is nothing that fits that right now, where and when people see the next business model for investors - especially those with cash to lean into.

Some lean toward STR focused apps, other lead toward LTR apps.
