@Sean TaggeI'm not familiar with this approach but for contrast, I purchased a property for cash $26K, put $30K cash into in renovations (no escrow or anything like that), and it appraised at $100K 2 months later when my lender ordered the appraisal.

Yes, you will get appreciation in that area, but by the quick numbers I'm running, that doesn't leave you any cash flow (if you refi 70%).Also, for contrast, you can invest in 3 $50K properties outside of that area but just a few miles a way in the city, and realize $2,000-$3,000 per month in total rents.

Otherwise the balance will be due and if not repaid, will count as a distribution, which has penalties and tax consequences.if you cash in your portfolio... compare and contrast your expected investment return from the portfolio vs. the real estate and choose the higher / safer return.I'm not an investment adviser... but have issued debt most of my career in one way or another.
