Ok I just spoke to an investor and he said to keep in mind the history of that land and take into consideration of what might have been built there before in the past and if the dirt may be contaminated.??? 

When she went to sell she didn't have a record of the oil tank being removed some 15 years earlier and had to pay a large bill to get the property inspected for contaminated soil. 

Many older atlanta homes contain these contaminants and the cost of remediation can be shocking to many investors. 

your tenant would have to comply with a variety of environmental laws and as owner of the property, you could become liable if the tenant contaminants your property. how is waste oil and other autofluids managed?

My first concern would be the underground tanks the gas station uses and if they leak would they contaminate your property?

They then went to state "no contamination found" in the addendum to the SD.  

The soil which we can assume is contaminated and be covered with mulch, straw (would pass a clearance test) or planting new sod. 

Issues with wells other than contaminated water are usually a steel cased well which corodes from being submerged.

I made them dig out the dirt they contaminated with hydraulic oil when a line burst on a feller buncher.
