You're in EAST CL on Coventry for example, well right down the block is SH, two very different worlds 

Utilizing a realtor whom owns/manages properties in your desired market and can give you concrete real numbers is such much more valuable than running hypotheticals on AIRDNA.A lot of my successful Florida investors are purchasing performing properties in Pinellas county with @Josh Green. 

Lest the hold over owner. totally trash you place.put concrete down the pipes... take all the appliances... etc etc.all of which has happened to me personally over the years.and you can get into some really hairy deals were one of the spouses never told the other that their house was in foreclosures..

common sense tells me it would be the same thing, but can't find any concrete info on this. 

I've been around the block buying my rentals via zillow/realtor email alerts, dirt simple.  

I had to actually chisel through concrete to get to the fixture, took three days to remove enough concrete to replace the fixture, it is a pain and I hope yours turns out to be leaky faucets.

Just prior to close build a new listing and block existing booking dates. 

Moved out after a year and renting the top floor out, and now repeating the process with another house down the block.

Since the $100.00 a day began I have repaired more wood,sprinkler system, built a 3'x120' block retaining wall,replaced wood on a deck, plumbing.Just all kinds of tasks.
