I took a lot of finance/statistics classes in college that I feel somewhat carried over to real estate investing.

The returned merchandise can be returned and sold quicker at brick and mortar where statistics show the longer it takes to get a returned item on the shelf or ready for sale the more of a discount is needed to sell the item.

In your experience, statistically, who have been the most desperate sellers that take the least amount of money relative to what their property is worth?

I was trying to find out what the percentage of people that cannot get a home loan? I can't seem to find that. I've heard it's around 70-80% of Americans can't get a home loan. Anyone know if that's correct?
