In addition to the above comments take an honest assessment of the current business climate. 

@Phat Dao I am in similar climate to you and garages do add value in cold climates.

Rule of thumb would be 6 months of reserves or $250/unit/year but depends on climate, age, condition, etc. 

The one issue I have with Houston is that it's  geographically located in a region that in the future, will most likely see more powerful and frequent hurricanes and flooding due to climate change / global warming.

Hi Everyone,Long time listener...First time caller...I'm from Langley, BC and have been fascinated with real estate investing for a few years, but never thought it would be possible with the housing climate in this area.

Might not make this decision in a warmer climate.  

Is this normal considering the climate or is it lender based. 

I am looking to the Boise market as climate wise, and neighborhood class wise it is similar to my local market.

Kenya has moderate tropical climate from the highlands to the beaches all the year round.

I would imagine in this climate of anti-1031's, that this might be the first to go- but something that should be looked into.I used to be in the @Brian Bennett and others school of thought.
