This property manager could not produce a 7 Day Notice after 3 weeks of repeated requests, a worker putting in a smoke alarm saw a sewage backup and didn't even tell me or his boss, checking info for a owner payout was not entered properly and resulted in a week delay, a renter was told of a payment plan for hardship but receved a contact info update in the mail... and lastly I had to email questions each day which never got answers.

His signature was on the lease dated 6/21, which was the same date they provided us the old lease - we assume to appear that they did not have the new lease upon request.Terms of the original lease provided to us on 6/21 for month to month leasing terms:- $1,200.00- Security deposit given- No smoking- Unit cannot be used to run business- One garage spotTerms of new lease provided 7/29 backdated to start lease term on 6/1- $1,200.00- No security desposit- Tenant can run business out of unit- Tenant has been and will continue to smoke in unit (no joke this is essentially how it was worded)- Tenant has the entire garage (two car garage)We signed the p&s with the contingency that no leases should be modified and no new leases would be signed unless we vetted the prospective tenant.We have been reading some forums and are wondering what our options are.

Just make sure you are pretty firm on the numbers as it is easy to get smoked on the first couple of deals by missing some of the items I posted above.

Almost half of my portfolio has Section 8 tenants in it and as non section 8 people move out i try to move in more Section 8 tenants but i make sure my property manager screens them THOROUGHLY....not with just what's on paper regarding credit report, income and past criminal activity (If any).....I make sure my PM screens to make sure they have no pets, no evictions, no smoking OF ANY KIND and no felonies and we still get TONS of people calling...the biggest problem becomes picking someone from who is left.
