@Stephen Kiser I built 10' ceilings and 9' ceilings, wood frame, wood floors 1st floor, carpet 2nd, granite tops, shaker cabinets, hardiboard siding, shingle roof, GE appliances.

Despite pressure to completely gut the house, I am planning a "selective" demo -- pulling up all the hardwood flooring to the subfloor; demo-ing most ceilings and several interior plaster walls but not all -- and no exterior plaster walls except where fire damage took place.

Got it for a good price pre-construction and was essentially a new build, new roof, central A/C, W/D in unit, dishwasher, bamboo floors, new kitchen with granite, 16 ft ceilings, small loft area, skylights (yes, it is the 4th floor in a walk up).

Test results positive for Asbestos on walls, and ceiling in kitchen area, and flooring the glue bonding under old vynal tiles, which is covered by carpet den and hallway.

We have been told the carpet was cleaned 2 times and they were unable to get it up.Separate issue that may be related but unknown, in the living room and kitchen a slight black soot is collecting on some of the windows, ceiling, and oddly enough inside the refrigerator.

Whilst any assessment cannot be final at this stage it seems we have incurred ceiling damage to units 17 and 18.Terry has instructed Mr Cox to commence repairs immediately and keep a tab on expenses for a possible insurance claim.We feel sure you will agree that the priority is to get our tenants rehoused without any avoidable delay.
