@Richard Schubert If the house next door is a solid enough deal you could always raise the money from people in your network to tie it up.

Looking to knock out all credit card debt early next year and rebuild the 6 month emergency fund.

So spend NO money on advertising and use that money to make our product stand out.. this has led us to raise our prices Far above our competition more than makes up for it and we sell them as fast as we can build them.. for us thats delivering 2.5 homes per month. 

We were gonna raise it to $2000 a month but the tenants decided to purchase that property from us and giving us the asking price.

Suppose you have $46,000 mortgage at 8% interest on restaurant, $22,900 SBA loan, $3,900 at 1.75% interest on a microloan, $23,00 on temporary 0% interest credit cards all for the same business totaling $95,000 in debt. 

So yeah after quite a bit of research into options I have decided I will be deploying a semi aggressive strategy with them to raise $$$. 

Right now I'm focusing on building up rentals in the states & doing some flips to raise more capital.

It raised a question of whether it’s the tenant responsibility or the landlords to continue to replace.

The operator in the market I chose ( Memphis) A Cpa I knew from BP  and one of the most respected syndicators on BP who could help with raising funds.

Large Commercial - There will be a lot of opportunity in this space, but at this time we have around $35M raised which for large commercial is not a lot and I prefer a broad  and diverse portfolio.
