My plan is to possibly use it before the spring on a down payment, but then quickly pay it off (I'll have enough for 20% DP in spring but am trying to beat the buyer rush for that time of year).

I would be afraid no one would want it unless i already had a buyer!

As I said, Royal View is the best property, and you should not expect repeated evictions or failed leases.  

It's the first question I ask buyers/sellers.

They can sell their contents as many time as buyers want to buy but we can only sell the time to one guest.

If your budget is so tight that you can't handle a small leak, what will happen when a tenant fails to pay the last month of rent and abandons the property with $6,000 in cleaning and repairs?

Buyers at some point will need access, potentially inspectors and appraisers will need access.Here in DFW if you have any questions or need assistance. 

My buyer was charged $4,000 by a company to try and get them a loan when it was pretty obvious they weren't normally qualified.
