FWIW, most of my business came from VRBO until Q2 2024 and then it completely flipped.  

The institutional firms that do this type of lending (we deal with them every day) have to "securitize" the loans...meaning have their hedge fund/Wall Street backer bless the deal.

STRs, in particular, are closer to running a hospitality business than a passive investment, with constant guest turnover, cleaning coordination, and regulatory risks.

When structuring a deal, what might work for one person, may not work for the other.

It sounds like you want cash flow and to scale, in this time and most markets you need to find a deal where you can add value.

I'm not doing any Sub2 deals not, but would if I find something.

Plus I don't want to be in the electrical selling business, that includes no hookups to recharge electric cars.All I want to do is provide housing and collect the rent.

There can be dream deals, there can be good deals, but you cannot consistently deliver those kind of deals. 

Lastly, the price point is still very cheap here in the sense that you can still find investment deals that hit the 1% rule for 120-180k!
