In 2016, I was able to invest in a small coastal boutique hotel. 

I don’t have a lot of capital yet so my focus is:  wholesaling, JV’s, and OPM (accessing capital through other investors—I used to work for an investment group—angels, VC’s, boutique, and traditional banks—some have interest outside of their typical business deals and are open to RE deals).

I will more than likely hang my license under Keller Williams as I have found two good mentor students under that brokerage.I am currently living in what they call a “boutique market” and in a few years I would like to relocate to a bigger city where there’s potential for bigger and better opportunities in the industry.

@Julie McCoyI wasn't referring to AirBNB or VRBO, but major capital providers who can essentially create boutique hotel chains using economies of scale--- teams of PMs, purchasing power for supplies, big cash to buy up properties in up-and-coming neighborhoods and turn them quickly into airbnbs, full suite of automation tools, etc.Do any of you see big operations flooding into the VR market and leaving scraps for the normal airbnb user?   

Because I am new, I don't know what environment I will work best in (small or large), but given my regular office job preferences, I feel I might enjoy working with a smaller privately owned brokerage (boutique brokerage).

So far, all the big-box shops (and a few boutique firms) have been a hard pass on my pitch.I'm primarily interested in identifying and wholesaling deals to investors, and not terribly interested in actively representing buyers and sellers.

I would go with a smaller boutique brokerage with a broker that wants your business.
