Hi @Dana Black,It sounds like you've already made up your mind that you want your second deal however having a hard time trying to figure out which move to make. 

I am sure you think you work hard for your money but  I have seen many investors who do shoddy jobs or less than quality on their flips and price like they are gold plated so let's not call the kettle black. 

@Thomas S.... even though 85% of my rentals are not section 8 I would not classify the people how you are.Here's the deal.... trash is trash... it doesn't matter if they are white or black.

Lets say the tenant is white but the boyfriend is black.

My SE Hispanic submarket properties are 1-5% vacantMy SE black american submarket properties are 10-20% vacant depending on the property.

My favorite $25/hr massage place is that one on the corner of Tapo and almost the 118 and my friend who's house I'm at all the time is just a couple miles past that.The answer to your question should be fairly black and white-- just run the numbers.

@Eudes De leon I looked their google briefly....it seems 3 resin and 1 comm’l is fine, but....there is a little more to it,  not laid out in straight black and white.It has to be in a predominantly residential use area, the commercial component doesn’t “over power” the residential use/characteristics, etc...as @Chris Mason says, the actual determination is made by the fha appraiser.

As long as you can show there is enough profit for you to pay the loan back and/or provide them with a cut of the return you should be good to go.The flip budget is the biggest thing to tackle because if you are off more than a little it can quickly take you from the black to the red.
