Purchase price: $510,000 Cash invested: $195,000 Purchased a 4 bed 2.5 bath townhouse in Winnetka, CA in June 2023 as my first investment property.

Broke down the doors and stole all of my mechanicals + material on-site (resulting in ~$30K worth of damage)I just had a contractor walkthrough and talk to neighbors and apparently there is now a homeless man who has been sleeping upstairs (he wasn't present, however bedding was present).

New neighborhood which seems like will end up as class B. 3 bed, 2 bath.

The 2 bed is 900/m, the 1 bed is 850/m.

The condo is in a nice area (Applewood neighborhood) and is a 2 bed/1 bath and 836 SF. 

I know that dogs are going to sleep on the beds, so I put out a pet blanket to use over the quilt to stop their nails snagging, which was a problem. 

A perfect example from my day today, lol, I showed two homes, 2-bed A-frames next to one another, one was producing 120k, the other under 70k (Both with views).
