I posted a 60 day notice to terminate the lease (the lease says 60...), the same day I receive a message from her boyfriend (I think) who I met once briefly but does not live at the property, saying that she is not living there, and that she cant be reached.

The wifi is what will allow you to access the door remotely.If you don't want wifi on it, Then you can still get a smart lock you'll just need to pre-program several different codes into it, and then give out those codes appropriately but you'd need to be on site at the door itself to program initially or update it.From personal experience I find the touch screen or wifi locks to be complete POS's that are not reliable and the battery does not last long.

Per the original issue, circling back to confirm that I connected with a lawyer I've used before and they suggested to just issue a standard termination of month to month tenancy which requires 30 days.

If there will be any delay I  would also send official notice of pay or quit or termination of lease in case they cannot proceed, explain to the family if you get payment and continue to get payment you will rescind notice.
