Seems like the few people I talked to that are selling land in Florida are trying to sell it above retail without understanding that most of their potential buyers are going to be builders. do Not buy land in FLA without doing full due diligence  on all aspects . there are environmental gotchas that you need to fully suss out prior to waiving due diligence

Spent an hour talking to the Land Use Services Division Chief and a representative from Code Administration.

The floorplates and inefficient use of land (due to parking) make it difficult to create financially feasible and useful reuse projects. 

@Dean Malka 10k for average kitchen and 5k for average bathroom Flooring is $4 a square foot for LVP HVAC $5k Electrical panel $2k.This is all ball park.

Ram, this is an established model in Texas and land oriented states that I have direct experience with.

@Will Jones, we are in the process of putting an offer on a piece of land in where we will build a building for one of my businesses and then lease out the rest of the space.

However, we also recognize the time value of money, so while it might pencil out to turn a profit, but we get an immediate payback versus a six to nine month holding time, it might make more sense to sell them both as bare land.  

I usually advise folks moving to a new area to rent for awhile to get the lay of the land.

Whoever they are dealing with also dropped the ball and the buyers are full of something-everything was in writing and if they signed off removing the financing clause, they are on the hook to buy.
