A 4 unit hack should get you a profit every month whereas a 3 unit house hack may allow you to break even.i've seen it happen before, on our auditor it puts C for commercial but if you go to the actual zoning map the actuals zoning is always R4. so the underwriters who have never sold an investment property have to be taught a lesson each time lol

But for me, I love the Idea of just dropping my independent records and receipts that can be verified by the independent records, on an auditor.

Where I am permits are not posted on the auditors website even though there is a link for the info - you can try calling the local city building department and ask them for any previous permit info.

When I go to check this, the first place I go is the auditor website (ours is easier to search than the recorder) to see whether the tax bill mailing address is to a bank.

But because our books are audited, the auditors would want to see a beginning balance entered first, instead of forcing a reconciliation.I normally reconcile accounts month to month, as I found that's usually the best way as you can detect errors more easily.
