there's a tremendous demand for inventory - both primary residences and rentals - and so buyers are willing to accept lower yield than a lot of us think makes sense. 

This region offers attractive home prices in the $100K–$200K range, combined with rental yields that often exceed the 1% rule.

Booking is a pain in the ***, especially compared to Air/VRBO.That being said, I love Booking because it attracts completely different clientele bases, we generate a much higher ADR (which helps offset some of the policy issues) and the positives outweigh the negatives for me. 

Not sure on your timeframe, but AZ is currently a buyers market (like I'm sure a most states are) due to a rise in inventory and interesest rates.
