@Julie Hill Hey Julie, I haven't read the comments below, but I can assure you that not all are receptive to your joyful enthusiasm. 

She agreed but also assured me any damage would come from the security deposit.

Please show me your bank statements to provide some amount of assurance that they have some number of months cushion so they would continue to be solvent in the case they get sick or in some way can't drive / perform the activity. 

The consultant assured me before I took the project it would be a quick turn around of funds. 

I think you'll need to go through escrow so the buyer has assurances of a clean title.

It's where I own a condo and also do most of my business, so I can assure you your interest is warranted.

I am curious how other investors here operate in terms of assigning contracts, double closing, assuring they get paid, contract specifications, and so forth.Would love to hear from Indiana investors but all feedback is welcomed regardless of your location! 

Lucas started down this road, but I think the most important part here is to very rigorously vet the would-be tenant and get enough written assurances that you are covered if this doesn't go well. 

My clients have an avg PP of 60k, with net cap rates from 11- 15% , includes all rehab, passing inspections, local and state , warranty , and  rent assurance,.

I informed them at that time that it had to be moved immediately and was assured that it would be.
