To get it homeowner ready would probably be another $8k for some kitchen updates.

It seems that if you can find a good deal on the purchase price, are willing to do cosmetic updates (floors, painting, maybe a kitchen) you can get that 100-200/month cash flow.  

Just an update, I end up joining an online brokerage that does not require local membership of an association to join their brokerage.

Update:  they responded: Summer group- "do not have a company insuring apartment buildings."

Update timeline unknown.Long version:  All other 4 unit have frontier service.

I just added laundry to a unit and need to update the lease with a laundry line item.

So as time goes on, I will give updates. 

Everytime I come back to the app to try it out when they say there's a new update I am let down by the software.
